  • On-Site rental evaluations
  • One of our property managers will meet you at your property to walk-thru it and, after inspection, provide you with an assessment as to what you should expect your property to rent. We will even make suggestions to you as to what you could do to improve the marketability of property or increase its rental value.

     
  • Screening for qualified tenants

    We run a credit check on all potential tenants over the age of 18 as well as their guarantors. We also check their rental history, confirm their current employment and check to see if they have a criminal record or prior evictions.  

  • Marketing of your property

    Depending upon the type of property you have for rent, we list it for rent with the local newspaper, on our web-site, with university housing (if appropriate), place a yard sign at the property, and put it on our housing list available at our office.  

  • Complete maintenance and repair service availability.

    For all types of work, we have contractors that provide us with fast and excellent service. We can also work with you to allow for a handyman or contractor that you are interested in continuing to use at your properties. Just let us know! No mark up/extra charge for service.

  • 24 hour emergency service 

    Our answering service makes us available, in case of emergency, 24 hours a day, 7 days a week. A property manager is always on call to address tenant and owner emergency needs.

  • Bill Pay

    We can pay your mortgage, property taxes, insurance, or other monthly bills out of your rent receipts. No extra cost. 

  • Evictions 

    In the event that we place a tenant in to the property and an eviction becomes necessary our office will provide a non-contested eviction with no additional charge for attorney’s fees. This is a savings to you of $250.00 to $300.00 per eviction. You are still responsible for costs. If the matter becomes contested, which happens in 5% to 10% of cases, you will receive our legal services at a reduced hourly rate. 
  • Collections 

    Sometimes an eviction or just a tenant move-out results in the tenants owing additional money over and above the security deposit paid by them. Rather than send you off to a collection company, we will file and maintain a small claims action on your behalf. For this service, we charge 25% of the amount being collected.

  • Management Fees

Our monthly management fee ranges from is 12% of the monthly rental value of your property. Our percentage can depend upon the number of units that we are renting for you and also the location of your property. When we are placing a tenant for you, we also charge a rent-up fee of 50% of the first month’s rental value. This charge covers our advertising for one month, showing the property, doing the credit check, verify references, drafting the rental agreement, and doing a move-in walk-thru with the tenant.
